Real estate services and investment firm CBRE recently announced that they have two
new leases that have been signed for space in Irvington at Bridge Street on Hudson. It
is a commercial office complex that is located by the riverfront. Before this space was
converted into an office building, it had been a warehouse and factory occupying the
space for more than a century.

A company called PECO Pallet signed one of the leases at the building and is a
company that specializes in logistics, as well as pallet rentals. For their lease, they have
a space located on the third floor at 50 S. Buckhout St. The space provides them with
7,000 square feet of space for their business.
The second lease was signed by the Nantucket Project, which hosts an event on
Nantucket island each year. They leased space at Two Bridge St. that measures 12,100
square feet. They originally had a space in Greenwich, CT, but decided to move to
Irvington.

Bridge Street on Hudson is a nice space that has the room and options that a wide
range of companies can appreciate. It also has an idyllic location right alongside the
Hudson River and close to many other areas in Irvington. The property is less than an
hour from Manhattan.

One of the amenities that tenants of the building appreciate is the outdoor patio that
looks over the river. It can be a beautiful place for a break or to have lunch. Also, two
restaurants are a part of the complex – Red Hat on the River and MP Taverna.
The average rent for spaces at the property can range from $24 per square foot to $48
per square foot. It is a vast building, offering more than 350,000 square feet in all.

The current owners bought the building 24 years ago and spent a substantial amount of
time, energy, and money to ensure that the building was brought up to date and
modernized. Today, it has become a highly functional, beautiful workspace for many
types of businesses.
